Introducting AI Condition Analysis We've been busy behind the scenes working on a new way to filter for properties based on a certain condition. Previously we had the "in need of modernisation" filter, which used advanced analysis of property descriptions to generate a shortlist of properties that needed work. We're taking that a step further by introducing a ground breaking new Property Condition filter, which uses AI analysis of the property photos to determine what condition a property is in. Now you can filter for a specific condition level. Do you want a complete wreck where you can add the maximum value? Search for properties with Major work needed. Looking for something a bit easier where a new kitchen and bathroom might suffice? Search instead for Outdated throughout. We are still making improvements and improving the accuracy of our AI models, but we wanted to open this up to the hands of all of our customers to try and give us feedback. That's why we're marking this as a beta feature for now. Small Updates * Back in July we added the ability to save comparables, perfect for if you are looking at a deal and want to save your comparables so you remember which ones are the most relevant. * You can now also bulk send D2V letters when selecting multiple properties from your pipeline

Here’s a quick look at what we’ve shipped recently. Watch a quick video update below: LHA Rates Are Live We've added Local Housing Allowance Rates to PropertyEngine, so when you are looking at a property you can now instantly see the LHA rates for that local authority. This is available on all of our packages. Upload Documents It’s never been easier to keep everything in one place. Pro and Ultimate users can now upload their own documents into PropertyEngine. Upload your spreadsheets, pictures, PDFs and anything else you can think of to stay organised and on top of your process. Hide Properties You can now hide properties with just one click. Seen it? Don't like it? Never want to see it again? Done. Pro tip - Did you know you can use keyboard shortcuts to quickly switch properties? Press j to go to the next property in the search results, k to go back, and now h to hide the property. You can hide properties from two points, on the search results or within the listing itself, by clicking on the hide icon: Small Updates * Now when you log an offer, it will automatically prompt you to move the property to your next pipeline stage, saving you precious clicks. * You can now Pin Comments, so that you can be sure to see your most important notes first * We've made it possible to Duplicate Pipelines, so that you can easily copy/paste an existing pipeline to a new one, useful for creating separate pipelines for different areas or investor lists. Properties Owned by LTDs Last but not least, if a property is owned by a limited company, we've added a shortcut so you can instantly see all of the other properties owned by that company, saving you precious time. We're super excited to announce our May 2024 update. It's out biggest update yet - we've introduced a range of new sourcing filters and strategies. It's now easier to find more off-market leads as well with our pro package. New filters interface We've moved our search filters and made them more prominent and easier to use. Now you can update your search filters and see the search results update in real time. Article 4 and HMO Conversion Strategy We've added Article 4 maps to PropertyEngine, and an inside/outside Article 4 filter. We've also added a Potential HMO Conversion strategy which analyses the internal floor area to identify potential for an HMO conversion. We also show the floor plan inline with the search results so you can quickly see if the floorplan configuration is ideal for an HMO conversion. Off-market Probate and Direct to Vendor letter sending We've expanded our off-market section available on our pro package [https://propertyengine.co.uk/pricing#:~:text=Business,Excluding%20VAT], you can now filter for recent probate properties regardless of whether they are on the market, and send direct to vendor letters to either the property, executor, or both, all from within PropertyEngine. Planning applications We're now pulling in planning applications from councils across England and Wales, allowing you to filter for properties with current planning applications, approved or refused, and you can filter for keywords as well. You can also just click on any property on the market and see planning history for that property. See Ltd company ownership and purchase Land Registry Title Register documents You can now see if a property is owned by a Limited Company, and also filter for properties in an area owned by a specific company. You can also click onto a property and purchase the Land Registry title documents with a couple of clicks, this saves a lot of time compared to going to the Land Registry directly. Search for rental properties, and for sale + rent We've made it easier to search for rental properties on PropertyEngine, and it's also possible to see properties that are on the market for both sale and rent, great for potential Purchase Lease Options. Other changes * New filters for current + potential EPC rating, both on-market and off-market (off-market pro package only) * You can now filter for properties or exclude properties on with a specific Estate Agent * We've added Flood risk and Conservation area filters and maps * New Construction year filter for filtering for properties with a specific age band * You can search for successfully flipped properties (pro package), good for finding leads as a deal sourcer

We're very excited to release our October 2023 update to all users. We have lots of new features to talk about in this release, so let's get into it. Saved searches and real time email alerts It's now possible to save searches directly in PropertyEngine and to set up real time email alerts. You can choose to either receive email alerts instantly as soon as properties come on the market, every hour, or as a summary at the end of every day. Ability to watch specific properties and receive email alerts You can now watch and receive email alerts for individual properties. For example, if there is a property that is sold subject to contract but you would like to be notified as soon as it comes back on the market (if it comes back on the market), you can watch and enable alerts for that property in PropertyEngine. This is great for being proactive with contacting agents for properties that have fallen through or are being reduced in price. New way to filter for properties (Deal Inbox) Now when viewing properties on PropertyEngine, you'll see "new" properties by default, which means properties that you haven't yet labelled. This way it's easier than ever to use PropertyEngine as a "Deal Inbox" to see only new properties that you haven't yet labelled. You can watch the video above to see an example of how this works. Other changes * Improved searching for properties and using search filters on mobile * Floorplans are now included on reports and brochures (pro package) * Satellite view layer added to maps * Search results by default are now sorted by "newest added" properties rather than lowest price * You can now create brochures and mail merges directly from your own custom saved templates (pro package)
