Using property search filters
Searching for property deals with PropertyEngine is easy, there are many different advanced filters that you can use to help filter your search down to find property deals.
If you want to search for properties in a specific area and you haven't already chosen an area, read how to choose your search area first.
Understanding New Properties / All Properties
When you first open PropertyEngine, it will show you New Properties by default.
Part of what makes PropertyEngine so powerful is that you can save and label properties that are of interest, both desirable and non desirable properties. You can save properties of interest with the Interested label, but also save properties that aren't desirable with the Bad area or Numbers don't work labels.

When the New Properties view is selected, all properties that match your search criteria will be shown that you haven't yet labelled. As you label / save properties, they will then disappear from the New Properties view.
Use the New Properties view like a "deal inbox" of properties in your chosen investment area that match your search criteria. You can then go through each property and label each one, therefore having confidence that you've seen every property on the market in the area.
This is better than sorting by newest added and guessing where you left off last time you checked for new properties.
You can switch the view to All Properties if you want to see both new and properties that you've previously saved / labelled, or the Saved properties view to just see properties that you've labelled.
Basic filters
You can start by adding basic filters, such as filtering for Bedrooms, Bathrooms, and Floor Area (sqm/sqft).
Searching for floor area uses the floor area provided by the agent if possible, otherwise we fall back to searching based on the floor area from the most recent EPC assessment.
If you want to hide auction properties, you can use the auction filter to hide auction properties.
Finding property deals with quick filters
Switch the view from New properties to one of our quick filters to quickly find potential property deals.
When choosing one of the quick filters below, you'll still only be seeing properties that you haven't yet labelled.
If you want to change this, open the Filters screen and switch the Search options to "All properties".
Back and reduced
Properties that are back on the market after being sold STC, and also reduced in price. This is a great way to see properties that are struggling to sell where the vendor may be open to a creative offer.
Properties in need of refurbishment / modernisation
You can use the Requires modernisation filter to find properties that are in need of renovation, great for finding BRRs or Flips.
Distressed sellers and potential negative equity
Distressed sellers may include home owners who are in potential negative equity, listing their house for sale for less than what they previously paid. Fortunately we have a quick search filter to quickly find these potential deals.
Other search filters
There are many other search filters that are great for finding property deals, you can open the Filters screen and click on Add filter to see what filters are available.
Exporting properties
You can export the properties that match your search criteria to a CSV / spreadsheet. The exported file will have key information for each property, such as asking price, full addresses (with house number, when available), number of bedrooms, floor area and more.
The export will also contain any labels, notes and comments you've made for each property.
